Terms and Conditions

Check out time is 10:00 a.m.
Check in time is 4:00 p.m. or later.

This is a non-smoking vacation home.

Pets are not permitted in this home under any conditions.

A non-refundable down payment of $350.00 is required with the booking.  The booking will be confirmed as soon as payment is received.

There will be a $50 Processing Fee. The Processing Fee covers a portion of our administrative costs.  If you make a change to your reservation, there will be an additional processing fee ($20), which will be charged at the time of the change.  No changes can be made unless approved in writing by the owners.  The Processing Fee is included in your balance. 

We have a $300.00 security damage deposit.  This security deposit will be refunded 7 days after your departure subject to the following conditions being met:

  • The home and its contents are undamaged beyond normal wear and tear.
  • All debris and rubbish are in proper TRASH BAGS (not grocery bags) and placed in trash bin. Bins need to be placed at the curb Wednesday night for Thursday morning trash pick-up. After garbage day pick-up, up to 3 bags of garbage may be left at the property.  If you have more than three bags, a minimum of $50 will be withheld from your security deposit.  (This is our property manager's fee to us.)
  • Soiled dishes are placed in the dishwasher with dishwasher detergent and the wash cycle started when you checkout.
  • Used towels are placed in the washing machine with detergent and the wash cycle started when you checkout.
  • All used beds are stripped of sheets and pillowcases only and placed in the laundry room when you checkout.  If any stains have been made to mattress pad, leave it in laundry room, too.  Please get as many loads of laundry done as possible. 
  • No towels or bed linens are lost or damaged.
  • The home is left secure with all exterior doors and windows closed and locked.
  • No early check-in or late check-out without prior written consent of the owner (NOT property management company).
  • No parking on the grass or in the street.  Your vehicle could be towed by the Highgate Association Community for failure to abide by this rule.
  • The guests are not evicted by the management company or the local law enforcement.


Our property management company may have additional rules posted at the house.  Please review their welcome book when you arrive and note any posted signs they have regarding laundry.  (I believe they require that you have no more than two loads of laundry left at the house.  If there is more than that, they will charge your credit card.)

We understand that accidents do happen causing damage. If damage occurs, please notify owners or property managers at once.  If there is damage over the $300.00 security deposit, guests agree that they will be responsible for charges to their credit card for the repair or replacement of the damaged property.

Payment

A non-refundable confirmation down payment of $350 is due immediately.  The balance is due 60 days prior to arrival.  If paying by credit card, the security deposit of $300.00 will be due within a week prior to arrival.  If paying by any other means, the security deposit of $300 will be added to the rental fee which is due 60 days prior to arrival.  (Certain online booking companies may require the security deposit to be paid at the time the final payment is due.)

Cancellations

The confirmation down payment will be forfeited if booking is cancelled.

Cancellations or changes that result in a shortened stay, that are made within 59 days of the arrival date, will forfeit the full advance payment and the confirmation deposit. 

Cancellation or early departure does not warrant any refund of rent or down payment.

Maximum Guests

The maximum number of guests at this home is strictly limited to 8 persons.  If there is to be an infant sleeping in the Pack-n-Play, that number may be increased to 9. 

A charge of $10.00 per person per night for guests in addition to the guests listed, up to the maximum persons stated above, will be charged.

Minimum Stay

A cleaning fee will be added onto the total for any stays less than 7 nights.

Inclusive Fees

Rates include a one-time bed linen and towel set up, the exit cleaning, and taxes (12%).

Pool Use and Heating

Use of the pool is at the Guests' own risk.  Owners will not be responsible for any damage, injury, or death associated with using the pool.  The property is equipped with alarms on the patio doors and has security fencing.  According to Chapter 515.33 of the Residential Swimming Pool Safety Act:  Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5,000 fine or one (1) year in jail. Owners will assess a minimum charge of $100 for each alarm that needs repair/replacement.  Please do not tamper with these alarms.  Adult supervision is required at all times when children are outside and the safety fence should always remain place and locked.

We have installed a solar heating system for the pool at no additional charge for the Guests.  This works through sunlight and air temperature.  During cold weather, electric pool heat would be additionally needed and may be purchased at a cost of $20/day. We do not imply or guarantee, however, the temperature of the pool due to factors including inclement weather.  Pool heaters do have components that can malfunction and Owners and Property Managers  cannot be held responsible for a malfunctioning heater.  If you feel the heater is not working properly, please contact the Owner or Property Manager immediately.  Everything within our power will be done to correct the problem of malfunctioning equipment as quickly as possible, however, no compensation will be given for malfunctioning equipment nor will payment be reimbursed after the fact.   

Maid Service

While linens, bath and pool towels are included in the villa, daily maid service is not included.  We do ask that you fold all comforters back and not use them or the decorative pillows for sleeping or sitting upon.  They are not laundered in between guests, so we would like to keep them as clean as possible.  You will find blankets in each closet to use on chilly evenings as well as extra pillows.

Property Managers

We have wonderful property managers who can assist you should any emergencies arise.  Contact information for them can be found at the home.  Please review the information they have left for you upon your arrival.  The Property Managers shall be allowed access at any reasonable times during your stay, and whenever possible will provide reasonable advance notice.

Responsibilities of the Guests

All guests in the home are responsible for the care of the property and are expected to take reasonable care of it, turning off all unused items, ensuring the premises doors and windows remain locked, especially when you are in the pool area or away from the property.  Should any burglaries and/or damages occur due to doors or windows being left open, the Guests may be held responsible for the cost of losses or damages.

We ask that Guests use reasonable care in water usage.  We have a wonderful garden tub in the Master Suite.  We ask that you respect our natural resources and not overfill the tub with more water than needed. 

Falsified Reservation

Any reservation taken under false pretence will be subject to forfeiture of the advance payment and confirmation deposit, and the party will not be permitted to check in.

Written exceptions:  Any exception to the above mentioned policies must be approved in writing in advance.

I, Debbie Barnhart/Dave Barnhart, cannot be liable for any loss or damage, delay or injury arising in connection with your stay at the property caused by matters outside of any reasonable control.  These include acts of God, war or threat of war, civil disturbances, strikes or other industrial action, acts of government, terror activity, fire, weather conditions, or transport problems.
